Architectural Review & Association Standards

The Association’s Architectural Design & Maintenance Standards protect property values and are supported by an Architectural Review Committee, and the Board of Directors. The purpose of the Waterford Creek Architectural Review Committee is to maintain architectural control and ensure the homes & neighborhood appear part of a premier community and are well maintained.

The Architectural Review Committee is composed of community volunteers and is responsible for ensuring that homeowner’s proposed exterior alterations to their properties within the Association comply with the goals & objectives set forth in the Association’s Covenants, as well as the Architectural Standards & Maintenance Guidelines. Committee members conduct regular and systematic reviews of all applications submitted by residents and site inspections of properties that submit an Exterior Modification Application.

  • Additions
  • Decks
  • Fencing
  • Major Landscaping
  • Patios
  • Playground Equipment
  • Pools
  • Roofing
  • Storage Sheds

Architectural Modification Application

What are important things to remember when filling out the External Modification Application?

Following items to accompany Applications:

  1. Architectural plans or scale drawings of the proposed project with elevations, dimensions, relationship to existing structures. (i.e.: Decks, Patio’s, Pergolas, Additions)
  2. Materials: i.e.; Composite, Wood, Aluminum balusters, Stone, Mulch etc. You must include color photo(s) of all materials. If staining wood, you must submit a color sample of the stain (an image from manufactures brochure is acceptable.)
  3. A copy of your Property Plat (survey) showing location of project.
  4. Grading plans if changes to lot grad or drainage are proposed.
  5. Photos of your lot showing location of project and relationship to adjoining properties.
  6. All Applications must include the signatures of the three (3) most affected neighbors.
  7. Play equipment must have a picture, showing the color, and style of the equipment submitted along with the application.

Send your completed application and supporting documents to our Property Manager at SFMC Inc.

SFMC Inc. reviews the applications for completeness and sends them to the Architectural Covenants Committee for their review.
